Three years after moving back to Lubbock, Delbert and Carolyn purchase their first apartment complex, The Melrose. Carolyn managed the leasing and also helped clean the apartments while Delbert handled the maintenance. The Melrose was the McDougal's only apartment complex until 1975 when they bought their second apartment property.
McDougal Companies started in 1982 in Lubbock, Texas. Today, a diverse strength characterizes the company and stems from the leadership and direction of Delbert McDougal, who founded the company. The McDougal family is instrumental in the day-to-day operations of the company. Over the past 34 years, the company has grown into several separate divisions including McDougal Properties, McDougal Realtors, McDougal Construction, McDougal Land Company and McDougal Property Management. McDougal Properties has grown from one apartment complex to a diversified property management company owning and operating more than 1,700 units. Rental properties comprise the largest portion of the company's business. McDougal's multifamily housing division employs a management team that oversees more than 1.5 million square feet of rental housing across Texas.
McDougal Construction division was organized in 1985. This division is responsible for building and renovating all of the company's multifamily housing properties as well as company-owned commercial properties. This division also serves other commercial clients such as Wayland Baptist University.

McDougal Realtors began operations in 1988 selling residential and commercial real estate. This division is composed of more than 20 top producing agents who are leading the way in Lubbock real estate sales. The company has been recognized with the prestigious "Best of Lubbock" award in the real estate category from the annual readers' survey conducted by the Lubbock Avalanche-Journal. McDougal Realtors success has been built upon delivering the highest quality of professional service to both the buyer and the seller in combination with innovative marketing solutions.
McDougal Family announces the North Overton Redevelopment Project. The project's focus would be to redevelop 325 acres of dilapidated housing adjacent to Texas Tech University. In only ten years, McDougal took an initial $8 million loan and turned it into the largest private residential redevelopment project in the history of the United States at the time. North Overton was transformed into Overton Park which now contains multi-family and single family homes as well as commercial real estate and is expected to have a value of $800 million upon completion.
McDougal Property Management was created in 2006 and has grown from one property to operating more than 2,600 units, covering more than two million square feet of rental housing across ten different cities in Texas. We have offices in Lubbock and San Antonio, Texas. From the San Antonio office we manage properties throughout the state consisting of HUD, Conventional, LIHTC and Bond Financed Assets.
McDougal Land Company, founded in 2007, is a developer of housing, retail, commercial, and mixed use properties. We own housing properties in Renaissance Park, Willow Bend and North Pointe. We have a wide range of expertise in our projects, from raw land to complex urban redevelopment projects.
McDougal Land redeveloped what was formerly known as North Overton. The area, now known as Overton Park, has seen its property value increase by nearly $600 million do to the redevelopment process.
Delbert McDougal is hired as the master developer for Downtown Lubbock Revitalization. The focus area of the revitalization project is the land adjacent to Overton Park, the portion of Lubbock revitalized by the McDougals in the early 2000s.
In 2015, Marc McDougal is named the CEO of McDougal Companies.
Delbert McDougal | Chairman
After a 25 year career with General Electric sales management, Delbert McDougal left to start his own housing company. More than 25 years later, Delbert has built a multi-million dollar apartment, property development, construction, realty, and property management corporation. The company's interests spread across Texas, and his Overton Park project in Lubbock, Texas has been called the largest privately financed urban renewal project in America.
Carolyn McDougal | Vice Chairman
Carolyn McDougal has worked alongside Delbert from the company’s beginnings. She was the company’s first property manager, sales manager, and decorator. Carolyn continues to evaluate the company’s multifamily properties, and leasing operations.
Marc McDougal | CEO
Marc McDougal spent time in every part of the company and has managed the realty and construction divisions since their inception. Under his leadership, McDougal Realtors has listed or sold more than $5 billion in real estate. Marc is a past President of the Lubbock Apartment Association and has served on the boards of the West Texas Home Builders Association and Lubbock Board of Realtors. He has been very involved in public service, serving on numerous boards and was Mayor of Lubbock from 2002 – 2006.
Pam McDougal has worked in several capacities with the company starting in the 1980s when she worked for the McDougal owned properties in Lubbock. As the company grew, so did her role. Pam worked on the exterior and interior designs for properties including 2012 Main Street, Pioneer Condos and numerous spec homes. Pam currently serves as the interior designer for corporate apartments in McDougal owned properties while also staying active in the community serving on a handful of committees including Junior League, Susan G Komen, G-Pact and Cattle Barons.
Julie Berger, CPA | CFO
Julie is a Certified Public Accountant who manages financial operations of the company. This includes accounting, banking & treasury management, financing, financial reporting, and maintaining compliance with laws, rules and reporting for over 50 entities under the company's umbrella. Julie provides leadership in the development of strategic financial and operational objectives and is involved with long-range planning goals of the company. Julie has been with the McDougal Companies over 20 years and holds Bachelor's degrees in Accounting and in Offices Systems Technology & Administration from Texas Tech University.
Mont McClendon | General Counsel, COO
Mont McClendon serves as the company’s General Counsel and Chief Operating Officer. As COO, McClendon oversees the finances and daily operations. He has an extensive background in real estate and business litigation and transactions. McClendon received a juris doctorate from the University of Texas School of Law in 1996, and practiced law alongside his father, Jack McClendon, in the McClendon Law Firm for 20 years before joining McDougal Companies. He also is an active member within the Lubbock community, having served on numerous volunteer boards.
David Miller | President, McDougal Construction
David Miller is the current and only person to serve as President of McDougal Construction. He has led the division since day one. David oversees construction and renovation of all of McDougal's multifamily housing and commercial properties, as well as similar projects for third-party clients. He has more than thirty years of experience with new developments, working closely with project engineers, architects, and local building officials. David has a Bachelor of Science in Engineering Technology from Texas Tech University.
Gina Milford, PHR | VP, Human Resources
Gina is responsible for all human resource activities within McDougal Companies, which include administering employee health insurance benefits, the McDougal 401(k) Plan, as well as, other employee benefits. Additional responsibilities include maintaining personnel records, work injuries, preparing, processing and distributing payroll, and providing interpretation of company policy and procedure as it relates to employees. Gina has a Bachelor of Science in Family Financial Planning from Texas Tech and has earned her PHR and SHRM-CP certifications in Human Resources.
Steve Colella, CPM | Senior VP of Operations
Steve leads the San Antonio office. He has over 45 years of property management experience and is responsible for all supervision of the properties under McDougal Property Management, which includes management operations, client relations, budgeting, leasing and maintenance. Steve is a past board member of the Austin Apartment Association, San Antonio Apartment Association and Texas Apartment Association as well as a delegate to the National Apartment Association. He is also the past president of the Austin Apartment Association and San Antonio Apartment Association. Steve is a licensed Texas Real Estate Salesman and a Certified Property Manager (CPM).
Bree Walker Uline | Marketing Director
Bree Walker Uline is the Marketing Director for McDougal Companies. She oversees the communications and marketing efforts for all of McDougal's business ventures. In total, she brings over 17 years of marketing, graphic design and web design expertise to McDougal. Prior to her current position, Bree worked at Texas Tech University and Angelo State University since 2008 in several communications and marketing positions. Additionally, she held various marketing roles at Shannon Health System in San Angelo and Brook Mays Music Company in Dallas. She earned her Bachelor of Fine Arts Degree in Design Communications from Texas Tech University. Her designs have garnered her 16 Gold ADDY Awards, 11 Silver ADDY Awards, two Best of Interactive ADDY Awards, a Gold CASE Award, and a Bronze CASE Award. A native of San Angelo, Texas, she relocated to Lubbock in 2011.
Doug Duncan | Vice President, McDougal Realtors
Doug is leader of the real estate sales team at McDougal Companies. Graduate of Abilene Christian University with a degree in Marketing & Communications, Doug Duncan's experience in real estate began in 2005, selling luxury homes in the Hill Country of Texas. The Duncan Family's relocation to Lubbock has allowed Doug the opportunity to lead real estate sales teams in Amarillo, Lubbock, Midland, El Paso and Denton, TX. Some of the top real estate professionals in the country have learned from him and continue to dominate the industry. Customer service to buyers, sellers and investors is something Doug takes pride in. His goal is to never stop growing and to achieve true potential, while constantly inventing new possibilities for himself and others around him. He is an avid reader, investor, Crossfit member, golfer, father, husband and Jesus lover.
Andy Clayton | Vice President, Multifamily Housing
Andy Clayton began his career with McDougal Companies in 1994. He has worked in all aspects of the business from asset maintenance to maintenance supervision and primarily on-site property management. As Vice President of Multifamily Housing, Andy supervises the operations of the multifamily division of the company.
